Duck Eggs Hatch in Parking Lot

The government will likely give a $15,000 for first time home buyers in order to revitalize the housing market. The Orlando condos market in recent months has seen some up tick in the sales due to low interest rates and prices declining for past year or two. This is the best condition for new home buyers since 2004.

In the Multiple Listing Service there are over 4,000 condos currently available in greater Orlando area. Most of these condos are in the price range of $100,000 – $120,000 which suggest that majority of these are bank owned, foreclosures or short sales.

There seems to be some optimism in the marketplace as the sales have increased over 42 percent from 2007 with over 137 Orlando condos changing ownership in the last month of 2008. The downside is that majority of these sales are happening in condos below the $100,000 prices level, far from the over $500,000 condos couple of years ago.

Much of the buyers of new homes have been sitting on the sidelines waiting for the prices to decline further, but the market seems to have bottomed out from the lows of 2008. With the price pressure and costs lower, some buyers are returning back to the market. For all of 2008, sales price has decreased by over 32 percent.

With the recent turmoils in financial markets, many Orlando condos that have begun construction have stalled and many developers are in bankruptcy. But few condominium projects have come to market recently in Downtown Orlando. The Plaza and The Jackson have recently finished and new tenants are moving in although lot of the units are unoccupied.

According to some statistic, over 50 percent of condos in Orlando are in distress. Which mean they are bank owned or for short sales. With current low prices, buyers should have plenty of options to choose from with more condominiums coming to the market from new developments. You will see values never seen before.

Miami Florida is one of the hottest vacation spots in the United States. With warm weather and nice beaches are around, it is no wonder Miami condos offer great living spaces for anyone. In condos, the owner of the condo unit takes title of the unit, but all of the maintenance and repair is done as a community. The unit owner pays association dues, which takes care of the repairs and maintenance of the building.

Miami Metropolitan area has been a hot bed for buying and investing in condos, because of being a year around vacation destination for home buyers and investors alike and it’s nice year around weather.

In Metropolitan Miami many large condo developments have been going up in the past few years. Many have suffered catastrophe as the market crashed. You will find many distressed properties going for less than 50 percent of the value. Miami condos have seen there values sky rocket in the mid 2000′s.

Now with many of these condos falling over 50 percent from the highs of mid 2000′s, since the prices were appreciating at higher levels in Miami than rest of the country. The prices have fallen faster and harder than rest of the country. The prices are about $100 to $200 per square feet, from highs of $400 to $800 per square feet in its heydays.

With so much demand, many of the apartments have been converted into Miami condos. Many developers were developing these apartments to condos at record levels creating so much supply for demand in recent months. The most important part of the condos are the location and architecture, but amenities that it offers determines the prices of the condos.

In places like Miami Beach and South Beach where the location is prime, the Miamicondos and South Beach condominiums have been very popular. The prices of condos in these areas have been rising above 25% for the last 5-7 years. But wealthy are not only the people buying these condos, average people are flocking to these asset class at record numbers.

There are various reasons why we will choose to get our homes remodeled. It may be because we have lived in it for quite some time and decide it needs a new look, it may be because there is not enough space in it with your growing family. The other reason you may choose to get your Jacksonville home or any home remodeled is because you want to increase the value in order to sell it.

The problem is that people who do not plan out their remodeling project may find that it was more trouble than it was worth. In this article we look at some of the mistakes that people often make when they decide to remodel their home.

Mistake 1 – Many people before they start a remodeling project on their home will fail to have an inspection carried out, especially if they are intending to have structural work done. It is important that not only do you arrange for a structural engineer to inspect the property but also a pest control one as well (especially if you live in an older property).

If you don’t have such inspections carried out prior to work commencing then problems may arise which will in the future cost you more than you actually budgeted for. Also if you are aiming to sell your Jacksonville home and don’t get these problems dealt with when remodeling is taking place the chances of you selling your home at a good price are greatly reduced.

Mistake 2 – A large number of people will begin their home remodeling project before consider the costs that are involved. It is important that one should take in account what one can easily afford to have done. Not only do labor costs have to be taken into consideration on such projects but the cost of the materials as well. If you are not in a position to be able to complete the works involved in your remodeling project then you shouldn’t allow them to commence. If you do then you will find that the value of your home is reduced instead of being increased.

Mistake 3 – Quite a few home owners employ a contractor to complete the project for them without actually finding out more about them. It is important if you intend to get your Jacksonville home remodeled you carry out some background checks on the proposed contractor first. The Better Business Bureau is a good place to do your research and also don’t be afraid to ask the contractor for references. If you carry out this beforehand you are preventing yourself from ending up with work done badly and your Jacksonville home value being compromised.

When I am looking for real estate what makes my mouth water. Huge cathedral ceilings? Updated kitchens? Recessed lighting? Nope. I love big lots. The bigger the lot the more I get excited. Why do I love big lots.

Over time large lots tend to appreciate faster. In real estate one of the cardinal rules is that generally land increases in value and general structures decrease in value. Why does a structure tend to decrease in value? As a structure gets older it tends to get farther away from safety codes.

But generally properties tend to increase in value because the rate at which the land appreciates outpaces the rate at which the structure is decreasing in value. When you are hoping to sell your property for more in a few years its best to look at the dirt and not the house.

Because land tends to appreciate I usually prefer properties that have more of the current value in the land than in the structure. This means that a property in a new subdivision where the structure account for 70 of the value is not appealing. For instance properties close to a city center can have 65 to 70 percent of the value is in the land.

Of course what is even more appealing is a centrally located 5 acre lot with say a 500 square foot house. Lets run the numbers on a few scenarios to see what I am talking about. Lets assume that land appreciates at 7 percent a year and structures depreciate at 2 percent a year.

First let us look at a property where 70 of the value is in the land.

In the end the differences between these two properties is pretty significant. What I find surprising is that alot of buyers that are concerned about appreciation will buy a house on a small lot on the far outskirts of the city. They look at the upgraded countertops and other amenities as a sign that they will see significant appreciation. What they don’t realize is that alot of these features that are currently in vogue might not be popular in a few years.

I want to be clear I am not saying everyone should buy a property where land value accounts for most of a properties value. In many cases people enjoy nice amenities that come with a house and the idea of living in an older home holds little to no appeal. But if your primary concern is investment when you are evaluating a potential property you should pay more attention to the lot than the house.
