How does MLS (multiple listing service) work?
In Real Estate, at least in the US I notice there is a multiple listing service.
How would one access this? If I wanted to add content to a website with this data, would I be able to? Would I be able to for free?
How do I contact someone to find this information out?
thanks
The Multiple Listing Service is a service were brokers and agent can place their property there to advertise to other brokerages. Number one rule of the service is that if you place the property there you agree to share part of your commission with the other agent that brings the buyer (the procuring cause).
For you to access the service, you must
1/ hold a Real Estate License in good standards,
2/ have your license with a broker unless you are the broker and have your company,
3/ be a member of the National Association of Realtors, plus your Regional Association, plus the Multiple Listing Service.
4/ paid your yearly membership fees on time and be up to date with.
No, you can not access for free. Being a member you can get access to all county records, public records, through the service and some information is confidential. Like where a certain judge or a police officer lives.
If you have some property and you want to place on the service contact an agent offer a compensation and the agent can place the property for you. Otherwise you have to go to school, get your license, paid your fees and dues, sign yourself with a broker, and then you can use it.
Good Luck

Through the Multiple Listing Services (MLS), the real estate agents can sell your house to the best deal. The MLS lists vital information about your property. This information could involve the area covered by the property, floor details, wall finish etc. This information is searched by many real estate agents for homes that fit the needs and price range of their customers. This is a great way of marketing your house as it gives your house maximum exposure and helps in selling the house in the best possible way.
The real estate agents give special attention to the homes which have been introduced recently, so your house gets the attention it deserves when it is first listed. So instead of having a single real estate agent working for you, you can have a number of real estate agents work for you. This is because by putting your house on the list, the information about your house can be easily accessed.
MLS listing facility helps in the professional handling of the real estate transactions. The real estate agents who are members of the List have agreed to share the information amongst each other which helps in the sale of the homes at the best prices, in the least possible time. The real estate agents need to pay a flat fee to the National Realtors Association and for the right of publishing the information about your house on the site. The owner of the house on sale must agree to pay a commission to the agent who brought the best buyer, before the closing of the deal.
The listing is done by offering the details about your house as well as a picture of the House on sale.
